The new eco-friendly Department of Agriculture, Fisheries and Forestry headquarters at St John's incorporates 1800 sq m of open plan office accommodation on two floor levels.

The client brief required a sustainable design using natural materials from sustainable sources wherever possible.

The structure incorporates extensive use of timber in the form of I beams for external walls, I beams for the sedum roof joists, timber joist ground floor and a glulam beam and column frame above the first floor.

The building is located on a flood plain and is raised above the 1 in 100 year flood level on a piled foundation and has Warmcell (recycled newspaper) insulation for walls and floors.

The building is naturally ventilated (modelling undertaken at Durham University with the design team) and will use biomass heating.
