The new building will house a 100 bedroom hotel, a 100 cover restaurant, bars, conference facilities and the new 20,000 sq ft headquarters for Global Brands Ltd.

A hybrid structural solution has been adopted, incorporating different structural solutions for each area of the building. The ground and first floor levels, which incorporate the bars, restaurants and conference facilities, is an insitu reinforced concrete frame, which acts as a transfer structure for the floor levels above.

The bedrooms are located on the second, third and fourth floor levels and are formed using pre-cast concrete wall and floor panels. This allows bedroom blocks to be manufactured off site, improving quality control and reducing time on site. The wall panels are pre-finished and only require painting on site. In addition, pre-fabricated bathroom pods are used within each bedroom, further reducing time on site.

The offices are located on the fifth and sixth floors and are formed using a steel frame, to minimise the loads applied to the supporting pre-cast structure.

The architect has further expressed these three areas of the structure by treating the external elevations of each area differently. Each element of the building is stacked on three stepped levels, with each one appearing visibly and structurally different to the other.
