After examining several alternative sites FirstGroup decided they were left with no option but to re-develop their existing site in King Street, Aberdeen.  The site comprised several building of various ages and construction including a 3 pinned steel framed arched structure and various masonry sheds.
The site was underlain with fill and peat, while there was evidence of contamination within some of these materials.  The key issue was ensuring business continuity throughout the entire project period.  This led to an intricate phasing of the construction work made more complex by the lack of information on services supplying the various buildings around the site.

The new development comprised a new two storey office block; refurbished listed building and state-of-the-art vehicle maintenance facility.  The project incorporated various sustainable features including ground source heat pumps, chill-beams to the office; photovoltarics; sustainable urban drainage solutions and energy saving electrical switchgear.  In all the offices achieved a BREEAM ‘Very Good’ rating.
