    The development consists of 60,00 sqft of retail space with associated servicing, car parking and landscaping/habitat space.

    The majority of the site was located within Flood Zone 2, 3a and 3b (functional floodplain) and therefor had significant flood risk constraints. Curtins provided detailed 3D site earthworks modelling to reconfigure the extent of the functional floodplain to ensure that the volume and capacity of the floodplain was maintained but maximised the space for development.

    What was originally undevelopable derelict land was reconfigured into a pleasant multi-functional space.
