Housing - The North, England

Project Overview

Curtins provided Civil, Structural, Geo-Environmental and Transport Planning services on this new-build housing project for Torus. Located on a 1.5-hectare site bounded by Royston Street and Edge Lane, where poor quality terraced properties had previously been demolished to enable the wider regeneration of Liverpool’s arterial Edge Lane corridor, this scheme is divided into two primary elements - distinctive three to four storey properties facing Edge Lane, containing 107 one and two-bed apartments, and 38 attractive two and three-bed homes facing Royston Street, benefiting from car and cycle parking spaces and private amenity areas, balconies and gardens.

Due to the inconsistent ground conditions, foundations types varied between traditional shallow footings and pile/ground beam solutions. A large adopted sewer traverses the site; this was contained within a ‘green link’ connecting Edge Lane and Royston Street.

Significant level changes across the site necessitated a detailed assessment and design coordination to allow this to be managed predominantly by grading and building positioning to keep the need for retaining walls to a minimum. The drainage strategy required a large volume of surface water attenuation; this was provided using various types of discrete storage solutions across the site.
