This was a Design and Build project comprising the demolition and new build of a Special Educational Needs (SEN) primary school building located at the existing Willow Dene Primary School site on Swingate Lane in Plumstead.
The new school includes 22 state-of-the-art classrooms, a warm water pool, sensory rooms, DT room, library and rebound trampoline room.
The new SEN Primary School has an approximately 4,275 sqm gross internal floor area and includes a swimming pool, refurbishment of the existing foundation year block (1,238 sqm GIFA) and formation of new external play areas, car parking and landscaping. Being in the London Borough of Greenwich, the school has had specialist disabled pool access equipment donated as an Olympic Legacy.
The school remained fully occupied and operational during the work, which was spread over four distinct phases. The first phase comprised the site preparation and construction of a two storey element of a new build consisting of 16 classrooms with associated facilities and a plant room. During phase 2, pupils from the current Key Stage 1 building were decanted into the new two storey building, the existing Key Stage 1 building was then subsequently demolished and developed with further new build accommodation and a link to the existing Foundation Years Building. The new build school accommodated the Foundation and Key Stage 1 pupils during phase 3.
Phase 3 saw the refurbishment works to the Foundation Years building being completed. Phase 4 permitted the occupation of the new-build school and the refurbished existing building, while demolition of the existing Key Stage 2 building and landscaping works take place. This allowed the school to avoid expensive and disruptive decanting and relocation costs. When dealing with students who are sensitive to their surroundings, retaining them in a familiar environment is a particularly key issue.
