Project Overview

The Gas Purifier Shed and Meter House are adjoining Victorian industrial buildings located in Dalmarnock. Curtins are providing services for the delivery of five business studios within the existing structure, offering total of 3,800sqm of lettable space. The project was procured via the CCS framework.

The historical structure offers up technical challenges when converting into modern business spaces. The existing barrel vaulted roof is supported on long span wrought iron trusses between thick masonry walls, which were designed to act as a shed roof only. We are providing new structure to support glazed curtain walling proposed along the length of the building to enclose the space, as well as to allow large new windows to be created within the massive masonry walls.

The Challenge

The project site presented significant challenges due to poor ground conditions and the presence of substantial contamination. These factors required careful consideration throughout the design process to ensure the proposed solution was both technically viable and cost-effective, while also addressing the risks associated with ground stability and remediation requirements.

Our Solution

To mitigate these risks and improve cost certainty at an early stage, specialist piling contractors were engaged during the initial design phases. This early consultation provided more detailed information on foundation options and associated costs, enabling the design team to make informed decisions, optimise the foundation strategy, and better manage the impact of the site's ground constraints on the overall project budget and programme.
